About Northern Ireland domestic rates

Domestic rates are the property tax charged on homes in Northern Ireland, replacing council tax used elsewhere in the UK. Your bill is made up of two parts — a regional rate set by the NI Executive and a district rate set by your local council — both applied to your property's capital value as assessed by Land & Property Services (LPS).

What is capital value?

Capital value is LPS's estimate of what your property would have sold for on the open market at the last general revaluation. It's the figure your rates bill is actually calculated from, not the property's current market price.

Why do rates differ by council area?

Each of Northern Ireland's 11 councils sets its own district rate poundage to fund local services, so two similarly valued homes in different council areas can have noticeably different bills even though the regional rate is the same everywhere.

Is this figure exact?

It's a close estimate based on published poundages and your property's capital value band. Reliefs, discounts (such as the Housing Benefit or Rate Relief schemes) and any recent revaluation aren't factored in, so always confirm the final figure on your official LPS rates bill.
